How to encourage smooth home-buying?

So in a month or two, I'll be looking to purchase my first home. There are a handful of things that I currently do to promote a happy and healthy home/hearth, and there are even more things that I look forward to being able to do with a home/land that is my own!

But I'm a little stuck on the spiritual preparations. I've focused on financial stability, but does anyone have any ideas as to what I can do to promote an overall smooth house hunting and home-buying process? Selecting a home is so much more than just a purchase, and I would like to ally myself with the proper energies for this undertaking. (Most especially since my budget is not generous, so I will surely be faced with compromise)

Any suggestions? I'm open to hearing about rituals, spells, charms, associative deities, journeying techniques, recommended reading, etc. And anything else one could come up with!

I don't know if you work with a particular pantheon, but Brighid is the goddess I most associate with home and hearth. You might want to work with her on finding the right home. Also, you might want to write a list of your housing needs and a list of your housing wants. This will help you clarify what is open to compromise and what isn't. You could do a spell to find the perfect house for you, also. There are no "magic words" - just your intent and energy.

I don't work strictly within one pantheon, though there's a heavy Egyptian influence. I also work with animal allies, so I should start considering some of nature's best home finders/builders. I've done some group work with Brighid in the past, but I admit that she's never really spoken to me on a personal level. It could have been that I wasn't in need of her particular guidance at the time, so I will remain open to revisiting her.

I already have such 'need' 'want' and 'avoid' lists. They're certainly more fun to sit down and go through than the financial/credit stuff, haha.

Just yesterday I decided to use this moon cycle to send a wish / more a need for a house.

Financial stuff doesn't bother in my case (I will rent - but it will still sort of be mine, since I get to choose and my family gets to grow old there); but I would treat financial stability separately- there aren't any good houses officially for sale in town right now! That's our problem..

I have a little list of analogy from scott Cunningham's element magick to obtain a house, I'd like to share with you

Colour" green, brown
Plants: pine needles, fern, patchouli
Stones: obsidian, hematite, onyx

Have a house shaped box with wishes / a picture or photograph
/ a ground plan.

Place stones and plants on/in/around; burn coloured candle.

I already did a house spell in november I think. I wrapped pine needles with green and brown yarn, tied it around a green tea light and let the candle burn in the morning to increase power with the sun.

I soon felt my hopes for this specific house wouldn't be fulfilled - they wanted to much money the complete basement has wet walls *and it's a big basement).
