Moving Time: Cleansing, Wards, and Negative Energy Questions

Tomorrow at 1pm, I sign a lease for a beautiful home surrounded by woods, with a lovely clearing for magical work.
I never felt any bad vibes upon arriving to see the place (in fact I got nothing but wonderful vibes!) but I still wanted to cleanse. Last time I smudged with sage, (it was a dried bundle from a metaphysical shop) it smelled like I had lit the biggest pot bowl known to man and I do not like than smell, and I really don't want my new room mate thinking I do that hehe.
1. Is there something else I can use that is just as powerful as sage, but doesn't smell as...potent? I tried inscense sticks, but I felt it just wasn't as powerful, and the negative energy really stuck. I don't know the history of the house. The man that owned it left his stuff there. Whether he died or just up and left is a mystery. I'll be able to ask tomorrow when I move in.
2. Now about wards; I have never tried my hand at protecting the outside of my home and found very little info on how to do so. It's a big property, and the lines to my property and my Amish neighbors farm lands blur a bit. I want to be able to at least place some kind of ward at the four corners or for points of the property. At some spots the property dips low, and some points it's raised, so flooding could be an issue if I tried to bury something. It would also have to be something that wouldn't get damaged if I placed it above ground.
3. Lastly, if anyone has had the wisdom of moving, and wants to share how they cleansed, and made it feel like home, please share!
