Moving Time: Cleansing, Wards, and Negative Energy Questions

Tomorrow at 1pm, I sign a lease for a beautiful home surrounded by woods, with a lovely clearing for magical work.
I never felt any bad vibes upon arriving to see the place (in fact I got nothing but wonderful vibes!) but I still wanted to cleanse. Last time I smudged with sage, (it was a dried bundle from a metaphysical shop) it smelled like I had lit the biggest pot bowl known to man and I do not like than smell, and I really don't want my new room mate thinking I do that hehe.

1. Is there something else I can use that is just as powerful as sage, but doesn't smell as...potent? I tried inscense sticks, but I felt it just wasn't as powerful, and the negative energy really stuck. I don't know the history of the house. The man that owned it left his stuff there. Whether he died or just up and left is a mystery. I'll be able to ask tomorrow when I move in.

2. Now about wards; I have never tried my hand at protecting the outside of my home and found very little info on how to do so. It's a big property, and the lines to my property and my Amish neighbors farm lands blur a bit. I want to be able to at least place some kind of ward at the four corners or for points of the property. At some spots the property dips low, and some points it's raised, so flooding could be an issue if I tried to bury something. It would also have to be something that wouldn't get damaged if I placed it above ground.

3. Lastly, if anyone has had the wisdom of moving, and wants to share how they cleansed, and made it feel like home, please share!

2. Create wards by first raising your energy in your fashion. Then, using the index finger of your prominent hand as a wand directing your projecting energy, construct protective sigils of your preference in places you'd like these wards to be.

3. Hoodoo new home cleansing/blessing/protecting technique is: First wash the home from top to bottom, and from back to front, ending with the front door, using Chinese Wash and\or Van Van oil. Then, bring in blessing by again washing the home, this time using Peaceful Home or House Blessing, starting from the front door and doing the opposite as before. Finally, seal the home with Protection products, like sprinkle a bit of powder in each corner of each room, reciting prayers, making wards above the doors as I described above, etc. You can Google these terms for further information.

Thank you! Would I be able to physically draw a chosen sigil on the trees of each point? Say with oil or something that could wash off, but still remain, intent wise?

If you could get a little group "forming" the wards in a united fashion, it'd probably be even more powerful. These would have to be people you really trust, which is hard to come by. Otherwise, it'd be like telling people the combination to your safe. If the little group is just family members whom you trust, you'd still have to get their word they won't blab what and where the wards are to people they know, even their "friends." Some things should just be kept within the confines of a family unit.

I have witnessed some pretty potent wards created solely by intent, no oils or other accoutrements (that I knew of). I could clearly see them clairvoyantly, though physically there was nothing there. This left quite an impression on me! If you want to use oil, it is a modifier, a carrier of intention. Holy water could probably work, too.

All wards need to be recharged from time to time, and replaced if not working.

I'm curious about the clearing, are there bushes there
to keep you "hidden" from neighbors ?
Also(hind-sight), is his bed still there ? Get rid of it !
If he died, he may be still attached to it ! Real estate
people are suppose to inform you of these things prior !
Don't let them him-haw around the subject, what are
they hiding ?
